THE TALE OF THE FORGOTTEN MONEY

Ever wonder what happens to bank accounts that are inactive, forgotten about and left unclaimed? The answer to that question is that you probably haven’t. I know the thought of it never really crossed my mind and I bet that would be the case for most Canadians.

My initial thought was “Seriously? Who forgets they have money or investments sitting at a bank?” However, the numbers actually speak for themselves and I bet you will be a bit blown away.

At any given time, the Bank of Canada holds approximately $740 million of unclaimed money. You read that right….

$740 MILLION!!

This is money that at one time was held in a Canadian Financial Institution and went unclaimed. Those funds are eventually transferred to the Bank of Canada for safe keeping. The number caught my attention, so I did some digging.

It is not uncommon for funds to go unclaimed and when you think about it, it makes sense. Maybe there was a death and family members did not have a full picture of their loved one’s financial holdings or maybe there was no family to step in. Maybe there was a volunteer group, organization or business that had funds sitting somewhere, but they ceased operations and these accounts were lost or forgotten about.

Here are the highlights on what happens to the money.

  • When an account or investment remains inactive for a period of 10 years and reasonable efforts have been made to contact the rightful owner, those funds are then transferred to the Bank of Canada at the end of the year.
  • The Bank of Canada then takes control over those funds. Interest is earned and paid on the funds held over the next 10 years or until the funds are claimed by the rightful owner or beneficiary.
  • The Bank of Canada retains those funds for 30 years if the balance is less than $1,000.
  • If the balance is greater than $1,000 then the Bank of Canada retains those funds for 100 years!
  • If the funds are not collected by the rightful owner (that includes estates or beneficiaries) within those designated time frames listed above, then funds become the property of the Receiver General of Canada.

Here is the good news! The Bank of Canada has an online database that you can search and its quite simple to use. The data base retains any funds that have yet to be collected and remain in their possession. Once a claim has been made, approved and a payout processed, that information is removed from the data base. Therefore, when you search the database anything that shows up is still in the possession of the Bank of Canada. The Data base shows the account owners name, the institution the funds came from along with branch address (if available), and the amount being held by the Bank of Canada. A simple search I conducted showed balances as low as $2.00 up to $10,000-plus.

Just remember that the funds will not show up in this database until the original account has been inactive for less than 10 years. 7 THINGS EVERY SELF-EMPLOYED INDIVIDUAL SHOULD KNOW — BEFORE YOU APPLY FOR A MORTGAGE

Self-employed individuals are quickly becoming one of the most common clients that we handle. Daily we have successful business owners come into our offices who enjoy the perks of being an entrepreneur. One of these includes fantastic write-offs that allow them to bring their income down to a low tax bracket.

However, this benefit can also mean that the same business owner may have a hard time qualifying for a mortgage all because their income is significantly reduced on paper… how frustrating ‘eh? But these savvy business owners know that there is advanced planning that is involved in being able to qualify for conventional financing. Back in 2015, Statistics Canada reported that there were about 2.7 million people self-employed in Canada… which is an astounding 14% of the total population of Canada! What does that stat mean? Two things:

1. That being self-employed is a more than viable way of earning income in today’s world.
2. That 14% may not fit into the conventional lending “box”

The Conventional Lending Box
To fit into this box, self-employed individuals must meet certain qualifications. For example, they must be able to provide:
>Two most recent years of personal tax returns
>Two most current years Notice of Assessments
>Two most current years financial statements
>Statement of Bank Account Activity
>Investment Income Statement
>Photo ID

Now, the one area that raises a red flag in the above is the tax returns. As we previously mentioned, their income claimed on the return itself might be significantly different than their actual income. Tax deductions related to business often reflect meals, rental spaces, credit card interest etc. The result is that the income the self-employed business owner shows on their tax return is a significantly lower figure than what their actual take home pay is. However, the conventional lending box requires income to justify the mortgage. So how do we pull this off?

The Unconventional Lending Box
Now please keep in mind that “unconventional” in this box just means that as a self-employed individua,l you are going to work with a Mortgage Broker to find an alternative to allow you to show that you can justify the mortgage. There are several well-known and consistently used pieces of advice that we would like to pass along to you:

1. If you are organized and planning (think 2 years out) you can plan to write off fewer expenses in the two years leading up to the property purchase. Yes, you will pay more personal taxes. However, your income will be higher, and it will be easier to qualify you for the mortgage amount you are seeking.
2. Set up your finances through a certified accountant. Many lenders want to see self-employed income submitted through a professional rather than doing it yourself. The truth is that the time you spend doing your own taxes will not be nearly as efficient both financially and time-wise as a professional. Make sure that you discuss with them what your goals are so that they can set up your taxes properly for you!
3. Choose your timing carefully. If you are leaving for an extended holiday within the two years before purchasing, your two-year average income may fluctuate. Plan your vacations and extended trips away with income in mind.
4. Consider using Stated Income. You have the option to state your income. This is based on you being in the same profession for 2+ years before being self-employed. The lender looks at the industry and researches the mean income of someone in that profession and with your experience. You will be required to provide additional documents such as bank statements, showing consistent deposits and other documentation may be asked of you to show your income.
5. Avoid Bankruptcy at all cost…. or if you do declare bankruptcy have all your discharge papers on hand to present to the lender and ensure you have two years of re-established your credit.
6. Mortgage Brokers can state income with lenders at the best discounted rates. But if you do not qualify with A lenders using stated income, then a broker will work with you to utilize a B Lender who are more lenient but may come with higher interest rates and applicable lending and broker fees.
7. Last but not least, if A or B lenders don’t fit, private financing can be looked at as an alternative option in order to get you into the market and offer a short-term solution to improve credit or top up your reporting income. Then you and your broker can refinance into an A or B lender at that time. Just keep in mind that private lending will have a higher rate associated with it , with lender and broker fees added on as well, if you choose to go with this option.

So, to all of our self-employed, hard-working, determined individuals, take heart! You can qualify for the mortgage you want, it just takes a little more planning to get everything in order. Keep in mind to that every lender has different guidelines as to how they view self-employment. 5 REASONS WHY REALTORS WANT YOU TO HAVE A PRE-APPROVAL

You’ve decided that you want to buy a home and you call up a realtor to show you a listing and the first question they ask is “ How much are you pre-approved for?” Many realtors will refuse to book home viewings until they can confirm that you are pre-approved. Why?

1- It shows that you are seriously committed to a home purchase. I have been told stories by realtors of people booking a series of homes to see and then being dropped off at McDonald’s to be picked up by another realtor to see some more homes.

2.- People have an idea of how much home they can afford. Sometimes this amount is way off. Lines of credit, installment plans, alimony or child support payments or high condo fees can make the amount of house you can afford a lot less than you would expect.

3- Surprises on your credit report. Many times home buyers haven’t checked their credit report before house hunting. An unpaid bill or a dispute with a contractor may result in a lien or collection showing on your credit. There may even be something from a person with a similar name. It’s important to make sure your credit is clean and that it is yours and not someone else’s.

4 –Income issues. A lot of people run out to get a new home when they receive a promotion at work. If the promotion includes a pay hike, is it salary or are they relying on overtime? Mortgage rules demand a two-year history for communion, overtime or self-employed income. This also can curtail how much you qualify for.

5A – Credibility of the realtor.  When a realtor makes an offer on a home for you, they are not only investing their time and the listing agent’s time but their reputation. Making offers that will not result in a firm sale hurts their reputation in the industry. Trustworthiness and reputation are very important to realtors as they are guiding you in the largest purchase you make in your lifetime.

5B- Negotiating Strength.  In a situation where there are competing offers on a property, the sellers agent will encourage the sells to take the offer that is backed by a pre-approval over another offer that does not have a pre-approval to support it. Your chances of getting your dream home are greatly increased with it.

A SHIFTING MARKET… AGAIN

The recent data sure has changed the tone of rates in the coming months.

The prime rate – what variable rates are based on, while a few short weeks ago was expected to rise three times in the next 18 months now with the data on the slowing of the market and uncertainty in projects moving forward as expected, there are signs increases could be delayed until next spring.

The bond market- what fixed rates are based on, has dropped, which means rates (after the banks have hung on as much as possible ) should come down slightly.

What does his mean for borrowers? Let’s break it down per segment

1- Homebuyers – more affordability due to the recent dip in prices – pending price category anywhere from 10-30%. Remember, working with an unbiased mortgage professional we do a full look back upon closing to ensure the lowest cost of borrowing.

  1. Home sellers – price sharp if you want to sell or else no point in being on the market.
  2. Renewals rejoice – payment shock shall be reduced upon renewal.
  3. Those carrying debt outside of a mortgage ex: credit cards, car payments, lines of credit – now is your time to see how much money moving that debt into a new restructured mortgage will improve your cash flow. It’s the most effective strategy for protecting your credit.

3 THINGS FOR EVERY HOMEOWNER TO DO IN JANUARY

As we enter the New Year, there are a few things that we should all think about as homeowners.

1 – Replace your furnace air filter – if you read over the instructions for your furnace you will know that you are supposed to either clean or replace your furnace filter. We are three months into the heating season so a replacement now will last you until spring.

2 – Put a copy of your last pay stub for last year with your house papers & keep an eye out for your annual mortgage statement – put this statement in with your house papers along with your last pay stub.

3 – Check all your credit card balances before they are due – as the holiday season has just ended , you may have spent more money than you have in your bank account. If there’s a shortfall between what you can pay and what you owe you will now be stuck with a credit card balance with an interest rate of 19-25%.
There’s a solution. If you have enough equity in your home, you can apply through your mortgage broker for a home equity line of credit (HELOC). This is a readvanceable account and should have an interest rate of closer to 4% . Remember you still owe this money but it’s a lot easier to pay off a balance when the interest compounds at 4% rather than 25%.
Contact your favourite DLC mortgage broker and ask them if you qualify for this money saving option. The first thing that your broker will ask you is for a mortgage statement and your last pay stub from last year which you will have easily at hand. 7 SURE-FIRE WAYS TO GROW YOUR CREDIT SCORE

Have you ever wished for a simplified guide on how to actually GROW your credit score? Well today is your lucky day! We have had years of experience working with individuals who come to us with poor or damaged credit and we have found 7 steps that prove to be tried and true in fixing it.

First off though—why are we so focused in on credit scores? Simply put, your credit score details your history of borrowing money. It shows how timely you are on payments; how responsible you are with it and how you manage it.

In a Nutshell: Your credit score represents to the lender that you have proven yourself capable of paying your bills on time and are responsible when managing credit. You credit score will also impact the interest rate that you receive. So, when we are talking about mortgages, your credit score=very important.

Now that we have that covered, here are our 7 sure-fire ways to grow your credit and make the mortgage application process, a breeze:

1. Have at least 2 credit lines at all times
This means that you should always have 2 “tradelines” going. Whether this be 2 credit cards, a credit card and a line of credit and a car loan etc. You want to show that you can manage credit, and this is one easy way to do it. As an added note, the limit on the credit lines will need to be set at a minimum $2,000.

2. Make your payments on time each and every month
No skipped payments! You should ALWAYS make the minimum payment required on all your lines of credit each month.

3. Do not let your credit be pulled too often.
This one is something people often forget about. Having your credit pulled for new credit cards, car loans, and other things frequently raises a red flag for lenders and can significantly lower your credit score

4. Do not exceed 50% of the available credit limit on your credit card or credit line.
We know this one can be hard to do. One easy way to monitor this is to only use a credit card for certain fixed bills such as a cable/internet bill, cell-phone bill, etc. This way you can easily keep track of what credit you have used and what is available still.

5. If you have missed a payment, get back on track right away.
If you did, by chance, miss a payment, do not fret. Instead, get back on track with your month by month payments. Lenders would look at the one missed payment as an abnormality versus a normal occurrence if you are back on track by the following month.

6. Make sure each partner has their own credit.
We cannot tell you how frustrating it can be for couples when they realize that all their credit cards and lines of credit are only under one name…leaving the other person with no proven track record of managing credit! We advise clients to both grow their credit by making sure all joint accounts report for you both.

7. Do not exceed the Credit limit.
It is important to not go over or exceed the credit limit you have been given. Having overdrawn credit, shows the lender that you are not able to responsibly manage credit.

4 REASONS WHY MORTGAGE BROKERS ARE BETTER THAN BANKS

I am often asked if it’s hard to compete with the banks. While they may offer competitive rates at times, right now we have much better rates than the banks. However, we have certain advantages which allow us to blow them out of the water most of the time.

  1. More Choice – banks are limited to around 5 products that they can offer you. They will try to fit you into one of their products even if the financial institution next door has a better one for you. Brokers have access to banks, credit unions, trust and mortgage companies as well as private lenders.
  2. Better Representation – Brokers are your champions bankers are employees. They put their employer first . They won’t offer you the best rates unless you are a good negotiator. Brokers are licenced by provincial organizations and have to follow a code of ethics which requires that we put the consumer first. We also negotiate the best rate, terms and conditions for you. If you need to break the mortgage before the end of the term, we can assist you with that and perhaps help you to avoid paying a penalty.
  3. More Benefits – If you are moving into a home that is more than one year old, you probably do not have a home warranty. Brokers have 3 lenders who offer home warranties, which can cover repairs to the plumbing, heating and electrical systems with a small deductible. Two of the lenders even offer this as a complimentary service for the first year while the third lender offers it for the length of the mortgage.   4. Better Protection – I saved the best for last. We offer portable mortgage life and disability insurance.

It may not sound like much but we have the same coverage as the banks offer with one important difference – portability. While we take care to place you with a good lender, circumstances change and lenders may not offer favourable terms on renewal. If you try to leave a bank after developing a condition like high blood pressure or having a heart attack, you will have to re-apply for insurance coverage and may be denied. There are hundreds if not thousands of unhappy bank clients who are stuck paying high interest rates because they are forced to stay with a lender. Broker insurance gives you the independence to move from lender to lender depending on who is willing to offer you the best rates and terms. This may not sound like much to you now but it’s a real game changer for anyone who knows someone who have had this happen to them.

5 GREAT REASONS TO PROVIDE A 20% DOWN PAYMENT WHEN BUYING A HOME

There are many challenges that come into play when you’re in the market to buy a home.
Buyers say the number one obstacle to home ownership is saving enough for a down payment, the amount that the buyer provides toward the purchase of their home.
Exactly how much do you need to put down? Assuming you can finance the debt with your current income you can get a mortgage for as little as 5% down PLUS pay for Mortgage Default insurance if you put less than 20% down.
A smart rule of thumb is always try to put a least 20% down. Although that may be a challenge in Greater Vancouver where the current Vancouver MLS stats indicate an average house price of $1,227,420

1. Easier to service your debt. Putting 20% down reduces the size of your monthly mortgage payment, making you more likely to qualify for and afford, your mortgage. Lenders want to make sure you can service your debt with your current income using 2 rules:
o Rule #1 – GROSS DEBT SERVICE (GDS) Your monthly housing costs are generally not supposed to exceed 35-39% of your gross monthly income. Housing costs include – your monthly mortgage payment, property taxes and can include heating. If you are buying a condo/townhouse with strata property then the GDS will also include ½ of your strata fees.
Principle + Interest + Taxes (+ 50-100% Strata Fees if applicable) Gross Income

Rule #2 – TOTAL DEBT SERVICE (TDS) Your entire monthly debt payments should not exceed 40-44% of your gross monthly income. This includes your housing costs PLUS all other monthly payments (first mortgage, property taxes, maintenance fees, additional financing, car payments, charge accounts, etc.).
(Principle + Interest + Taxes) + Other Payments Gross Income

2. A Smaller Monthly Mortgage Payment! You pay LESS!! I’m all about making smaller mortgage payments and having money for the fun stuff in life. More money down means, you borrow less money, which means you will have a smaller mortgage, which means you have smaller, more affordable mortgage payments.

3. No private mortgage default insurance. Putting 20% down allows you to avoid paying for mortgage default insurance.
o In Canada, mortgage insurance is required federally on high-ratio mortgages (a down payment of less than 20%). This insurance, which protects the bank/lender in case the borrower defaults, gives lenders the flexibility to offer homebuyers with low down payments the same low interest rates they would offer to homebuyers with more equity.
o Mortgage insurance premiums are based on the amount of the mortgage. The higher the loan-to-value ratio, the higher the premium cost. In other words, the lower your down payment, the more expensive the insurance. This premium may be paid in cash in a lump sum upon closing, it is usually added to the mortgage amount and paid over the length of the mortgage.
o Canadian Mortgage & Housing Corp. (CMHC) and Genworth Canada provide mortgage default insurance. Click on CMHC or Genworth for the sliding scale, the bigger your down payment the less insurance you pay. Once you hit a 20% down payment, mortgage default insurance is no longer mandatory.

4. Pay Less Interest over the Life of the Loan. You pay less interest with 20% down payment, since you’re putting more money on the house compared to if you put 5% or 10% down.

5. Instant Equity Building. A significant down payment builds instant equity in your home. A 20% down payment immediately puts equity into a home when you purchase it. That down payment gives you some cushion, in case the market takes a downward turn.

PRIVATE LENDING – IS IT FOR YOU?

The need for private money has never been so great in our community.   We have been helping hundreds of local people get back on their feet over the years.  These are deserving homeowners with issues that cannot be solved by a bank mortgage and caught in circumstances that can only be solved with a cash infusion with private money.  We listen to their story (everyone has one) and come up with creative solutions.  With the new government regulations, many people do not qualify due to income even though they can easily afford payments.  If credit has slipped even a little bit, these homeowners fall through the cracks.  So our innovative solutions are short term usually a year or two which help homeowners get back on track. The new government B20 regulations have in addition to making it more difficult to qualify, effectively allow Canadians to qualify for 25% less than before, have also made it impossible even with good credit and income for many to qualify for any refinances.

For private investors, it means a return on these private mortgages of between 6 to 14%.  Our investors can use cash in the bank, their RRSP’s or even their tax free savings accounts.

With disclosure of the application, credit bureau, appraisal and most importantly the exit strategy, private lenders know and understand the deal.

As of late, we helped a client who hadn’t paid income taxes for 10 years and there was a lien against their property by CRA.   We arranged a 2nd mortgage for $50,000 , interest only with payments of 500 dollars.  With the CRA lien discharged, we will be able to refinance these clients into a prime bank mortgage in a year.

We had a client recently, who went in firm without conditions on a new house.  When her current home did not sell by the approaching deadline of the purchase, we arranged a private 1st mortgage on the new one without payments until her home is sold.

Deep in debt after being off work due to cancer treatments, we arranged a private mortgage after clients received a Power of Sale Notice for missing a few mortgage payments.

So right now, we are looking for local people who are interested in helping out other local people keep their homes, pay off collections/writs/liens/property tax or other tax arrears.

Private mortgages are secured by the property and a lawyer represents the lender in the transaction.  We are pleased to say in the hundreds of transactions we have brokered over the years, only one resulted in the sale of the property after exhausting every possible avenue.

It’s a win win situation for all involved.  Homeowners who have issues are saved by our solution and the private lender makes a very good return on their money.

BEST RATE ILLUSION

Often new clients call us and ask. “What is your best rate?”

A few years ago, this was a pretty straight forward question. But since the government has changed the mortgage rules, the best rate offered by our 95 different lenders is now a very complicated question. Best rate is now limited to high ratio purchases or people buying homes for less than 20% down. This is confusing for most clients. You mean ,if I put less money down, I get a better rate. Yes, that is correct. These mortgages are insured through CMCH, Genworth or Canada Guaranty so there is a premium paid by the borrower and added to the mortgage amount for receiving this fantastic rate.

So, any switches or transfers also qualify for best fixed and variable rates. So that is essentially waiting until your maturity or it can be done before with penalty for existing amount of the mortgage.

Now refinances have different rates attached to them. If you had an insured mortgage on your last renewal or purchased prior to November 2016 you will qualify for rock bottom rates. That’s an if, you have a beacon score about 700. More and more lenders are wanting pristine credit for any type of mortgage transaction. So, guard your credit carefully by keeping balances and making all payments time. Now most lenders are charging a slightly higher rate for a 30 year amortization.

We always say beyond rate, there is always the fine print. Banks especially are bad for not disclosing the bad and the ugly. Onerous penalties come with fixed rates with major banks. They earn 6 billion dollars every quarter on mortgage penalties alone. As well, there are products out there that give a better rate but you need to sell or refinance with that lender and we are not a fan of products that restrict clients. And speaking of restrictive watch those collateral mortgages many banks where all unsecured debt becomes secure in the far reaching parameters of the mortgage charge.
